Subletting

If you are looking to sublet your unit, please review the information regarding the subtenant process below.


Subtenant Requirements:

  1. Subtenant Agreement
  2. Student ID


Regardless of the terms of any sublease, the Campus Realty resident is responsible for fulfilling all lease obligations.

Important Information on Subletting


  • Subtenant Agreement & Student ID:  The Campus Realty resident must request a copy of the subtenant agreement from the leasing office. When finding a subtenant, please keep in mind subtenants are required to be a student. A copy of the student ID is required to be submitted along with the completed subtenant agreement form.  Both the Campus Realty resident and subtenant must complete and sign the agreement.  A subtenant is not required to attend the University of Michigan; but must be a university or college student.


  • Rent: The Campus Realty resident will negotiate the amount of rent with the subtenant. Campus Realty cannot accept rent payments from subtenants. Rent payments must be paid through the resident portal.


  • Security Deposits: Residents are encouraged to collect a security deposit from their subtenants. The subtenant will pay the security deposit directly to the resident. The resident is then responsible for refunding the deposit to the subtenant within 30 days of the move-out date listed on the subtenant agreement.


  • Sublease: Campus Realty does not require or provide a sublease. However, it is encouraged that the resident source a sublease template to define any additional terms that may have been agreed upon between the resident and subtenant (i.e., rent, security deposit, etc.).


  • Communication: The Campus Realty resident is responsible for keeping the subtenant informed of all notices or communications sent by Campus Realty.


  • Maintenance: The Campus Realty resident is responsible for submitting maintenance requests on behalf of the subtenant through the resident portal.


  • Utilities: The tenant should inform the subtenant about which utilities they are responsible for paying.


  • Keys: If the subtenant agreement is successfully submitted to the leasing office, the subtenant will be able to check out their own keys. The resident can also make arrangements to get their set of keys to the subtenant.  If the subtenant will be moving in outside of the leasing office in-person hours, they may request a lockbox to be set.  A lockbox must be requested a minimum of 5-days before move-in.
  • Leasing Office In-Person Hours: Mondays, Tuesdays, and Thursdays 10:00 AM - 3:00 PM
  • Key Return: All keys must be returned to the Campus Realty leasing office at the end of the lease and/or sublease. Otherwise the residents will be charged for lost keys.
  • Claim Lost Keys: If the subtenant lost any keys during their sublet, they will need to notify the resident or the leasing office.  The resident will be responsible to collect the missing key fee from the subtenant.


  • Furniture:  The tenant should inform the subtenant that the unit is furnished as is.


  • Parking:  If the subtenant agreement is successfully submitted to the leasing office, the subtenant may purchase parking at a resident rate. The resident must inform the subtenant that all Campus Realty parking is permit only.  Parking lots are monitored by tow companies 24/7.


  • Inventory Checklists:  Campus Realty does not perform inspections for subtenants. The subtenant should complete their own inventory checklist when they take possession of the apartment.


  • Campus Realty Lease: The resident should share their Campus Realty lease with the subtenant; specifically, the Rules and Regulations.


  • Condition of the Unit:  Occupants are responsible for returning the unit in good condition at the end of the residents lease. Failure to do so will result in charges to the residents security deposit. Regardless of the terms of any sublease, the Campus Realty resident is responsible for fulfilling all lease obligations.
